It’s been a wet start to the year, but this huge temporary roof has kept us to schedule on this 4,500 sq ft phase of Kingfishers.

The main farmhouse is now watertight, allowing internal and external works to continue concurrently. On the roof, VCL’s are on, with insulation en route and ready to be installed. From there, we’ll be counter-battening, felting, and tiling using Tudor Sussex browns, with original tiles from the property set aside and ready to be reused on the adjoining building.

This isn’t a straightforward structure. The roof brings together four intersecting pitches, requiring careful sequencing and intricate junctions. We’ve worked closely with the design team, developing a roofing system that fits both the technical demands and the character of the building.

With the extension taking form behind and internal works continuing, this historic home is well on its way to its next chapter.

The central farmhouse at Kingfishers has been care

The central farmhouse at Kingfishers has been carefully taken back to its original carcass, and we’ve now turned to the roof structure. One half has been carefully removed to allow for a new external insulation system, ahead of us re-pitching the roof.

The remaining section will undergo a full refurbishment, complete with new insulation, felt & coverings.

At the rear, the new double-storey extension is beginning to form. With the steels in and the brickwork nearly complete, we’re almost ready to install the timber frame that will shape the new first floor of this extension.

Internally, the team are now preparing to rewire and distribute new services throughout, readying the building for the full internal fit out.

A major step forward and milestone for this historic farmhouse.

This large build combined off-site manufactured SIPs with aluminium glazing systems that frame the sweeping scenes across the water. The floating glazed corners and seamless cladding work to harness the excitement of the ever-changing harbour. ⛵

At MSBC, we have over 40 years of experience guiding homeowners through all stages of the construction process.

This project began as a conversation with returning clients, discussing their desire for some additional internal space at their home. Not wanting to compromise on the wonderful layout of the main house, we ruled out any adjustments to the existing footprint. This left one option, to explore the possibility of introducing an additional building to the site.

We were once again instructed by the clients, this time on a design and build basis. We appointed the architect and engineer, and together, navigated the planning process. One of the many benefits of this approach is that we could forecast and manage the build costs from the outset. We compiled key trusted subcontractors and tendered the main packages competitively, such as the off-site timber frame, to ensure we achieved best value for the clients.

The result is a unique building that complements the existing home perfectly, adding value, and providing a serene, practical space away from the main house.

We’ve now moved into Phase 3 at Kingfishers, where our attention has turned to the original farmhouse. The scaffold is now in place and the temporary roof is taking shape.

This is the kind of complex and intricate work that our reputation was first built from, and we’re excited to bring yet another beautiful listed property back to life, with the care and expertise it deserves.

Carefully stripped right back to its framework, we’ve exposed the original oak carcass and historic beams. It’s always a fascinating sight.

Every decision, every detail, aims to harness and compliment the character of this wonderful home. The inglenook fireplace will be rebuilt using reclaimed bricks to match the original, a combination of new and repurposed windows will be installed to improve performance, whilst striving to preserve the historic charm of the farmstead. A full re-roof will follow, timed carefully around the requirements of the appointed ecologist.

Inside, the property will undergo a sympathetic remodel, tailored to the lifestyle of its new owners. The existing balcony will make way for a modest second-storey extension, and insulations will be upgraded throughout to meet modern standards.
