Renovation
The renovation of The Old Vicarage in Poling demonstrates the importance of collaboration in construction. Initially secured through competitive tender, this multi-phase residential renovation originally focused on a substantial extension. However, due to budget constraints, the design was reworked to optimise the existing footprint of the home rather than expand it. This approach allowed the clients to achieve their desired open-plan kitchen, dining, and living space at a more feasible cost.
To prevent further delays, Phase 1 was extracted as a standalone programme of works, enabling immediate progress on site while finalising internal reconfiguration plans. This phase included comprehensive roof, chimney, and gutter repairs, addressing structural concerns and weatherproofing the property.
The restoration of failing render ensured longevity and improved aesthetics, whilst a full replacement of all timber windows and doors enhanced both the performance and period character of the home.
With the revised design approved, Phase 2 transformed the interior into a functional and contemporary living space. The structural reconfiguration established new layouts throughout the property, with steelwork delivered to site for installation to support the new arrangement.
Mechanical and electrical strip-out prepared the way for modern systems to enhance efficiency throughout the home. Central to the new layout was the installation of a bespoke dual-aspect fireplace, serving as a focal feature between the living areas.
The creation of a new kitchen and pantry was designed to complement the open-plan layout and maximise usability.
By working closely with the homeowners and adopting a design and build approach, this project demonstrates how considered budget-conscious planning can achieve an exceptional result. The completed renovation has transformed this Poling property into a home that is both practical and beautifully reimagined.
