In the picturesque countryside near Billingshurst, The Martin Sewell Building Company is undertaking one of its most ambitious projects to date. Kingfishers represents an extensive, multi-phase farmstead development that seamlessly blends heritage conservation with cutting-edge sustainability, creating what will become a truly future-proof estate.
Launched in December 2023, Phase 1 focused on the significant structural transformations needed to establish the foundation for this remarkable development. The work began with the demolition of a large agricultural shed, clearing the way for the new developments that would follow. In its place, a bespoke oak-framed pool house has been constructed, complete with an external pool that will serve as a stunning centrepiece for the estate.
Two former equestrian sheds have been expertly converted to serve multiple modern purposes, now housing garages, workshops, plant rooms, and remarkably, a state-of-the-art padel court. This creative repurposing demonstrates how existing farm buildings can be given new life whilst maintaining their connection to the site’s agricultural heritage.
Perhaps the most impressive aspect of Phase 1 has been the comprehensive infrastructure overhaul that integrates cutting-edge sustainability systems throughout the estate. The installation of a ground source heat pump system required the drilling of 11 vertical boreholes, each averaging 180-190 metres deep, providing renewable heating for the entire development. This system represents a significant commitment to environmental responsibility whilst ensuring reliable, efficient heating for years to come.
Water management has been addressed through the installation of a substantial 30,000-litre rainwater harvesting system, designed to reduce reliance on mains supply whilst efficiently managing the site’s water resources. Complementing this is a solar PV array with battery storage, enabling energy self-sufficiency across the estate through advanced power management systems.
Environmental consideration has been paramount throughout the project. All excavated soil has been carefully retained on-site in uncompacted bunds, minimising waste and environmental impact. Temporary workshops and storage facilities have been strategically installed to ensure the continuity of estate operations during the extensive construction period.
Phase 2 brings the focus to the heart of the development with the reconfiguration and refurbishment of the main farmhouse. This phase incorporates two listed barns, requiring careful attention to historical preservation whilst creating functional modern spaces. The barn house is being transformed into a central living space, whilst the client’s office is being relocated above the granary, creating additional functional areas that work harmoniously with the estate’s layout.
Extensive hard landscaping and external works are enhancing the estate’s natural setting, ensuring that the built environment integrates seamlessly with the surrounding countryside. All work is being carried out under strict listed building consent regulations, with particular attention paid to protecting local wildlife habitats and preserved tree zones.
The project showcases exceptional coordination between various specialist teams, with skilled trades from M&E contractors to roofing, carpentry, and brickwork teams working in unison to bring this complex development to life. Recent milestones include the oak-framed pool house becoming weather-tight with internal finishes now underway.
A notable achievement has been the installation of a polished concrete floor in collaboration with Lazenby Ltd, combining durability with a refined aesthetic that perfectly suits the estate’s blend of rustic charm and contemporary sophistication. Throughout the site, high-performance insulation, sustainable energy solutions, and bespoke finishes are being seamlessly integrated.
Looking ahead, Phases 3 and 4 are scheduled to run from late 2024 to mid-2026, introducing the next evolution of Kingfishers and further enhancing this extraordinary estate. With its continued commitment to excellence, sustainability, and craftsmanship, Kingfishers represents the perfect balance between honouring tradition and embracing modernity in contemporary farmstead development.
